Just what is property management?
Property management, or rental management, is a service to owners to oversee and maintain their property, interact with the tenants and take maintenance calls. This is to protect the landlord’s investment and insure a steady income with the least amount of worry to the landlord.
How do you know what I need as an Owner or a Tenant?
With 30-plus years of experience in managing rentals and 25 + years as a real estate broker we have seen most rental situations and can evaluate the best route for the owner to take to assure maximum income and protection of their property. We can help tenants find a property they can afford and will be happy with.
Where are your properties located?
In the Napa Valley of California. We specialize in the upper valley from Yountville north, although we do have some properties in Napa.
What if I don't need management, but I want a good Tenant?
Many owners can take care of their own properties, but they often make a mistake in choosing a tenant. This can be a disaster. We can help these owners by finding a good tenant for them, writing the contract, collecting the first month’s rent and the security deposit. We also do a “walk through” of the property with the tenant. At that point we turn everything over to you.
How do you find these "Good Tenants"?
Our years of experience in rental management helps us qualify tenants, but more than that we do credit checks, reference checks and we check with previous landlords. If all of these things are positive, and they are currently employed, (we check employment also) it is usually a pretty good indication of what they will do in the future. The key is CHECKING all the above.
When do I receive my rent proceeds?
Rents are due on the first of the month, but we offer a 5-day grace period. When we deposit the checks to the bank we have to be sure that the checks clear the bank before paying out a disbursement. Also, the bills for your properties generally come in during the first two weeks of each month so we have to pay these before sending your check. Our checks go out to the owner between the 15th and 18th of the current month.
Can you deposit my check to my bank account?
Yes, we are happy to do this.
Do I have to meet with you in person to begin the management process?
No, some of our owners we never see because they live out of state or out of the country. We do the same quality work for you whether or not you live in the area.
